Our varied experience allows us to adjust and become an asset to your building program. RCR uses a pre-qualification process for selection of subcontractors. We only invite sub-contractors to bid on our jobs who have previously demonstrated an expertise in their job classification and genuine desire to be involved in the project. The pride of workmanship is exhibited throughout our organization and is evident in our sub-contractors performance. In evaluating competency, a General Contractor is either competent or not. RCR is quite competent to handle your building needs.

Communications
Communications is a vital ingredient to the overall performance of a General Contractor. Understanding what you are saying and converting your information into a specified direction is a hallmark of RCR Building Corporation. RCR deems it necessary to provide personalized attention to the owner and attempts to put ourselves in your shoes. Having been an owner, we know how important it is to keep you abreast of the progress of the project and we have designed our communications in that regard. As an Owner you will be asked to attend weekly progress meetings with the Architect, Sub-Contractors and ourselves. You will receive minutes of these meetings and will take an active part in any pertinent decisions. You will receive a copy of all correspondence related to your project and you will also receive copies of all logs. You will have a constant up-date to the Critical Path of the project and will be fully apprised of the status of the project at any given time. Communications is important so that you will understand the status of every aspect of your building’s progress and know that your construction project is in excellent hands. You can be assured that RCR is on the job managing the project with your interests at heart. In your selection process, RCR will get an A+ for our communications ability and delivery. If a problem arises, we are immediately there explaining the problem to you and providing cost-effective solutions. Our Communication Policies have earned us the reputation for being a “No Surprise” Contractor.

Resources for Pre-Construction Services are committed on a full time basis by RCR Building Corporation. This is an important function in our organization and is dedicated to maintaining knowledge of current code compliance issues, improved construction methodologies and changes in industry material prices and labor availability.
The important stages of RCR’s Pre-construction Services methodology are:
I. Develop Schematic Budget/Schedule/Work Plan
II. Design Development and Initial GMP Phase
III. Construction Document and GMP Validation
These major stages are very important and are further broken down as follows:
I. Develop Schematic Budget/Schedule/Work Plan
Building System Modeling – RCR models or makes assumptions regarding each building system so that the initial schematic budget becomes a control document against which all subsequent estimates can be compared.
Incorporation of Building Code Requirements – A thorough building code survey will be conducted in an effort to uncover all issues that might impact the cost and constructability of the project.
Quantity Survey – Once a clear vision of the project is developed our estimating group produces quantity surveys considering all aspects of your project. These surveys are produced using assumptions of construction details as if we had complete construction documents. This detail allows us to analyze and anticipate a variety of materials and completely and clearly know the project.
If the budget presented is to have meaning and is intended to be used as a bench mark for the rest of the project, it must be completed in great detail.
Input from Major Subcontractors – RCR has developed an association with the leading subcontractors in Middle Tennessee as well as the Southeastern United States. We rely upon their input during the schematic stage and utilize their support.
Prepare Preliminary Construction Plan – Concurrently with the budgeting process, RCR’s operating staff will begin generating a preliminary construction Work Plan and milestone schedule that is considered during the generation of the budget.
Preparation of Milestone Schedule – From owner, design team and RCR’s professionals, a critical path schedule is established and serves as initial direction of the development process.
Identification of Long Lead Factors – Long lead items take two forms: (1) Items of equipment, fixtures or special finishes that require a longer procurement and delivery time than normal or; (2) long lead factors can include those costs associated with the delayed or extended construction start. RCR’s role in the pre construction process is to identify those items and costs during the budgeting, scheduling and planning activities and inform the Team as to their impact on the project schedule. RCR will then assist the Team to find opportunities to diminish the affect on the completion dates.
II. Design Development and Initial Phase
Regular Meetings with Team Members – With RCR as part of your Team, you will gain valuable input into the design as it is being developed. Along the way our estimating and construction professionals will continue to validate the schedule and budget and make recommendations to enhance the design function.
Audit Design Documents for Building Code Compliance – While operating as a liaison with local building code departments, RCR will have first hand contact with the building authorities. Past experience has proven that this process has permitted us to avoid latent surprises on code compliance as design is completed.
Prepare Detailed Construction Plan and Schedule – Using the schedule developed during the Schematic Phase, a more detailed schedule and Work Plan will be developed using the Primaveva Scheduling System.
RCR’s Construction planning includes the following:
• Determination of available resources and capability
• Examination of alternate methods of production
• Matching of production requirements to available resources
• Establishment of construction techniques to achieve expectation of quality
Update Long Lead Issues and Activity Durations – Long lead items were identified in Phase I of design and were documented. RCR now validates the schedules for fabrication and delivery and enters into purchase agreements with the owners approval.
Develop and Communicate GMP, Schedule and Work Plan – The estimate prepared on the basis of design development documents is finalized and coordinated with the updated schedule and detailed plan for execution of the work. This plan is documented and presented to the Team for review, comment and approval.
Upon Agreement, Continue Construction Document Phase – Once the collective plan detailing the proposed cost, schedule and the plan for execution is accepted, the construction phase documentation begins.
III. Construction Documentation and GMP Validation
Team Meetings – Team Meetings continue through the construction document phase to assure Team member interaction and coordinate Team activities.
Administer Building Permit Process
Monitor and Review all Construction Documents – RCR’s Team will continuously monitor the project documentation. This process ensures that the agreed materials, systems techniques and accepted value engineering items are incorporated into the final design.
Validate Quantity Survey and GMP – A final quantity survey and pricing exercise is undertaken as construction documents near completion. This includes detailed pricing from subcontractors.
Finalize Construction Plan and Schedule – This becomes the road map for successful completion of your project. This plan will develop all issues addressed in the design development and will undertake detail planning for the successful completion of your project. Bid/Negotiate Major Subcontracts and Purchase Long Lead Items – All trade work packages will now be finalized (bid or negotiated depending on your desires). Long lead items identified in earlier stages of the pre construction process can now be purchased and delivery set so no disruption of the schedule occurs. Finalize Contract and Initiate Plan for Mobilization – All pricing from subcontractors and vendors will be shared with the Team. A plan for mobilization of the site and commencement of construction is presented the construction phase of the project can now move forward.
